NEW: Charge it to your Unit

Unit Charge Authorization

We are introducing a new service for non-delinquent unit owners to facilitate the payment for services and materials at the Pavilion.

We can continue pay in advance by check or money order or now we can charge it to our units.

This will make it easy to pay at the Pavilion office or wherever the owner might be by signing the form and emailing or faxing the form to the Pavilion.

For example, if you need A/C filters and you live in Buenos Aires,  you can contact the Pavilion and the form will be send to you with the corresponding amount for the filters and installation.

You can sign the form and return it to the Pavilion for the filters and installation by the Pavilion staff.

Remember, that if we do not pay on time a $25 late fee will be added to the Unit’s ledger.

Owners living in Florida's many mandatory community associations are all in the same boat, no matter if you are a board member or an owner -- Republican, Democrat or Independent.  It's time to demand these necessary reforms from your legislators. It's time to organize as one cohesive group of Florida condo owners and homeowners and demand change that will protect you and your home -- your number one investment. 

We can no longer afford to pay for the mistakes of others. Let's stop fighting each other. It's high time we unite and demand that our legislators will do the right thing to pass a BILL that will REALLY help ALL of us. The provisions of this bill will not cost a dime for the State of Florida. This bill will help to make Florida more attractive for investors, retirees and prospective homeowners who want reassurance that their investments will be adequately protected.

FIRST NOTICE OF ANNUAL MEETING AND ELECTION OF DIRECTORS


FIRST NOTICE OF ANNUAL MEETING AND ELECTION OF DIRECTORS FOR    THE PAVILION CONDOMINIUM ASSOCIATION OF MIAMI BEACH, INC.
(“Association”)

Dear Unit Owner:

This letter shall serve as the First Notice to Owners of the Election of Directors of The Pavilion Condominium Association of Miami Beach, Inc., which will take place at the Association’s Annual Meeting to be held on Wednesday, January 25, 2012 at 7:30 P.M. in the Social Room of the Association.   

There are seven (7) positions on the Board. If no more than seven (7) candidacies are received these will be automatically elected.  If more than seven are received then you will receive a second notice of election enclosing the voting ballot listing all the names of the candidates and the appropriate instructions for voting.

To qualify for a position on the Board of Directors, you must be a Unit Owner.  Any Unit Owner who desires to be a candidate for a position on the Assocation’s Board of Directors (“Board”) must give written notice of his/her intention to seek such a position to the Board no later than forty (40) days prior to the scheduled Election.   

Any candidates desiring to seek election to the Board of Directors of the Association must provide notice by completing the Candidate Application Form attached hereto.  The Candidate Application Form setting forth the written notice of the candidate’s desire to run shall be submitted to the Association at the following address:

                        Miami Beach, Fl. 33140                     

The Candidate Application Form must be received no later than Friday, December 16, 2011 by 5:00pm, in accordance with one of the following methods:  (a) by certified mail, return receipt requested; or (b) by personal delivery; or (c) by regular U.S. mail, facsimile, telegram, or other method of delivery.  Personal delivery will only be acknowledged if a receipt is issued by the Association acknowledging delivery of the Candidate Application Form.

Although not required but highly recommended, a candidate may submit information about themselves on a one page/one-sided (8 ½ x 11”) information sheet describing his or her background, education, qualifications and any other factors deemed relevant by the candidate which information will be mailed with Ballots.  If a candidate wishes to submit an information sheet such sheet may be returned with the Candidate Application Form but in no event may such sheet be received by the Association any later than Sunday, December 11, 2011 by 5:00pm.

Pursuant to Florida Statue 718.112  all positions on the Board are open for election and all terms are for one year.     Additionally all current Board members can run for re-election as long as they are eligible under Chapter 718.

Adoption of Florida Statutes 718.303(3)

The Pavilion Condo Association has unanimously adopted the motion to fully enforce Florida Statutes 718.303(3) to owners that are  delinquent for more than 90 days in paying their monetary obligation to the Association.

And specifically as per Counsel’s opinion:

·   Suspend the owner from membership of the Association
o   Delinquent owners cannot attend BOD meetings
o   Delinquent owners cannot vote on  BOD elections
·   The owner,family,licensee or guests cannot use Common Areas except to access their Unit
·     Delinquent owners will Lose Parking and Storage Rentals  from the Association
·     Further, as pursuant to Florida Statutes 718.116(11)1a
·     All rental income from delinquent units will have to be paid to the Association
·  Tenants of delinquent units will be evicted if the rent is not paid to the Association for subsequent periods after notified and written proof of payment in not provided.

FYI: Letter to Realtors Renting Delinquent Units

The letter below is being sent to Realtors who are illegally renting delinquent Units.

Mr or Ms.  Realtor,

Your firm has been identified as having rented unit XXX at the Pavilion Condo.  Be advised that this unit is over 90 days delinquent in its monetary obligation to the Association.  A written demand for rental income is being sent to the tenant, owner and the transaction is being forwarded to the DPBR.

Windows Inspection


On Friday 25 thru Wednesday August 31st 2001 commencing at 10:00 am personnel fro QBE Insurance along with Alayon and Associates will be inspecting windows in respective units.

Pavilion personnel will escort these vendors.
