Owners living in Florida's many mandatory community associations are all in the same boat, no matter if you are a board member or an owner -- Republican, Democrat or Independent. You are still trying hard to pay the ever increasing assessments. However, for the past three years the Florida legislature has failed to create laws that will really help associations and owners.

 It's time to demand these necessary reforms from your legislators. It's time to organize as one cohesive group of Florida condo owners and homeowners and demand change that will protect you and your home -- your number one investment. 

We can no longer afford to pay for the mistakes of others. Let's stop fighting each other. It's high time we unite and demand that our legislators will do the right thing to pass a BILL that will REALLY help ALL of us. The provisions of this bill will not cost a dime for the State of Florida. This bill will help to make Florida more attractive for investors, retirees and prospective homeowners who want reassurance that their investments will be adequately protected.

FIRST NOTICE OF ANNUAL MEETING AND ELECTION OF DIRECTORS FOR    THE PAVILION CONDOMINIUM ASSOCIATION OF MIAMI BEACH, INC.
(“Association”)

Dear Unit Owner:

This letter shall serve as the First Notice to Owners of the Election of Directors of The Pavilion Condominium Association of Miami Beach, Inc., which will take place at the Association’s Annual Meeting to be held on Wednesday, January 25, 2012 at 7:30 P.M. in the Social Room of the Association.   

There are seven (7) positions on the Board. If no more than seven (7) candidacies are received these will be automatically elected.  If more than seven are received then you will receive a second notice of election enclosing the voting ballot listing all the names of the candidates and the appropriate instructions for voting.

To qualify for a position on the Board of Directors, you must be a Unit Owner.  Any Unit Owner who desires to be a candidate for a position on the Assocation’s Board of Directors (“Board”) must give written notice of his/her intention to seek such a position to the Board no later than forty (40) days prior to the scheduled Election.   

Any candidates desiring to seek election to the Board of Directors of the Association must provide notice by completing the Candidate Application Form attached hereto.  The Candidate Application Form setting forth the written notice of the candidate’s desire to run shall be submitted to the Association at the following address:

The Candidate Application Form must be received no later than Friday, December 16, 2011 by 5:00pm, in accordance with one of the following methods:  (a) by certified mail, return receipt requested; or (b) by personal delivery; or (c) by regular U.S. mail, facsimile, telegram, or other method of delivery.  Personal delivery will only be acknowledged if a receipt is issued by the Association acknowledging delivery of the Candidate Application Form.

Although not required but highly recommended, a candidate may submit information about themselves on a one page/one-sided (8 ½ x 11”) information sheet describing his or her background, education, qualifications and any other factors deemed relevant by the candidate which information will be mailed with Ballots.  If a candidate wishes to submit an information sheet such sheet may be returned with the Candidate Application Form but in no event may such sheet be received by the Association any later than Sunday, December 11, 2011 by 5:00pm.

Pursuant to Florida Statue 718.112  all positions on the Board are open for election and all terms are for one year.     Additionally all current Board members can run for re-election as long as they are eligible under Chapter 718.
